Upcoming electrical tests for London and East of England

Every five years, we must test electrics in all rented homes we manage. These tests are important as they ensure the electrics in your home are safe and meet current standards.

To complete these tests, we need access to your home. As this is a crucial safety test, under the terms of your tenancy, you are required to let us carry out the tests. In the London and East regions, we predominantly use two main contractors to complete these tests – Oakray and Wiggingtons. Contractors will always carry have photo ID to verify who they are working for. If you are ever uncertain about whether a contractor is legitimate, please do not let them in and call us to verify their visit.

We have currently completed 98% of the electrical checks that are needed, but we have a small number of long standing overdue tests.

How to know when your electrical test is due

You will always be notified in advance by letter and/ or phone call of when our contractors plan to visit. If you’re not available on the date/s provided, please contact us to book for a different day. Please also contact us if you are not sure if you are due a test as we can check this for you. If you rent your home with us and know you haven’t had an electrical test within five years, please get in touch right away.

What happens if you don’t do your electrical test

It can be very risky to skip your electrical tests, so if you do not let us into your home to complete these tests, we will need to consider taking legal action to carry out the tests. If the contractors cannot get into your home after three attempted visits, we will refer to our Legal team to proceed with legal action. This is a last resort and will always be avoided if our contractors are allowed into your home to complete these essential electrical tests.

If any repairs or remediation work is identified during the tests, you will be informed of the intended action.
