Renting a social or affordable home
Contact your local authority and register using their housing application form.
They will assess your needs, looking at things like whether you’re overcrowded where you live now, and taking any medical or social requirements you have into account.
Most local authorities now use a choice-based lettings scheme, which means that available properties are advertised through their website.
You can search for, and bid on, any property you want, giving you much more choice.
Steps to renting a home from us:
- Put your name down on your local authority housing register.
- Use the local authority’s choice-based lettings scheme to look for a suitable home.
- Bid for the home of your choice.
- If you are shortlisted for the property, we will work through a pre-tenancy assessment with you to make sure the home is right for you.
- If you are successful we will offer you the property.
Before moving in we will need your first rent payment in advance.

We’re here to provide homes but there are times when we can’t offer someone a tenancy, even if they’ve successfully bid on a property.
To help those we have to say no to, we can offer the opportunity for them to join our pre-tenancy programme run by social enterprise Your Own Place (YOP).

Intermediate Rent is around 20% less than what you would be charged if you rented through a private landlord. It’s available through SNG to key workers and others finding it hard to afford market rent prices in London, Hertfordshire and some other counties where we have homes.
To be eligible for a home, you need to meet the following criteria:
- Be working
- Have a gross household income of less than £66,000 per annum to rent a shared apartment, studio, one or two bedroom home
- Have a gross household income of no more than £80,000 per annum to rent a three or more bedroom home.
- Be able to afford 80 per cent of the local market rent without assistance, e.g. Housing Benefit.
For some developments, there may be other criteria such as the borough or council area you currently live or work in.

London Living Rent (LLR) offers affordable homes for private rent for middle income earners.
To be eligible for a London Living Rent home, you need to meet essential criteria. A few examples are shown below:
- You must be currently living or working in London. For some homes, you must live or work in the borough or council area of the development.
- Your household income must not exceed £67,000.
- Your household income must meet the minimum income requirement for the home you are interested in.
- You must meet lenders general criteria to obtain mortgage finance.
