SNG publishes Resident of the Future report

SNG has published our first Resident of the Future Report which focuses on how our customer base will evolve and change over the next 10 years.

The research was carried out following a recommendation from the Housing Ombudsman’s in their Relationship of Equals spotlight report. Here, they called for landlords to carry out a forecast so that they can create long-term plans on how to better approach resident vulnerabilities.

The Resident of the Future Report explores how different demographics may change (i.e. how our customer base in ageing), as well as related trends, such as the health of our customers, whether they will be lonelier, and the make-up and sizes of our households.

The key finding was that by 2035 the SNG customer base will be older, in poorer health, and in greater need of support.

Our report shows that:

  • The percentage of our customers aged 65+ will increase by 13% – making up 36% of our customer population. Meanwhile, the percentage of customers aged 34 or younger will decrease by around 11% - to just 5% of our overall population.
  • The number of customers with three or more health conditions is predicted to increase by 37%. Four or more health conditions is predicted to increase by 38%.
  • National trends suggest a rise in larger, intergenerational households.

For the report we utilised internal data on our current customer base (over the last 10 years) as well as external sources (e.g. the Office for National Statistics and English Housing Survey) which helped us gather insights from national social, economic and housing trends. This report also builds upon existing research that is being done within SNG.

Justine Thompson, SNG Impact and Sustainability Director, commented: “By predicting who will make up our future customer base and the challenges they may be likely to face, we can make informed insights into the housing needs of these future customers. In turn, this can inform how SNG plans and shape our service delivery and support offer going forward, to meet these needs. It will also direct how we invest in our existing and new homes.”
